Many properties outside the city limits, and a few inside, are serviced by wells. In addition, numerous properties may come with surface and irrigable water rights. There are numerous issues to look for and, when buying, don't be surprised if such rights are transferred by a "special warranty deed". This comes from the fact that only 15% of water rights in the State of NM have been fully adjudicated due to our many Pueblo lands (in contrast all of Colorado's water rights were adjudicated in the 1960's). Seller's are likely to limit their deed responsibilities to the time they personally owned the property. Work with a knowledgeable Realtor!
